Gutsy Clinic
- The one skill that unfreezes the first call, taught in a single sitting
- The opening that lets a stranger keep talking to you
- A script you can use on your next call, not someday
Gutsy Closer
You know the deal is there. You can see it. And then you have to pick up the phone, and your whole body votes no.
I froze at my own Thanksgiving table once. The microphone came around, everyone saying what they were thankful for, and when it reached me I could not get a single word out. Ten seconds, maybe fifteen. Somebody next to me said my thanks for me. So when I tell you the first call is hard, I am not reading it off a card. I have lived on the wrong side of that feeling, and I learned a way through it. Not talent. A way. That is what this is.
What you walk out as
The product of this path is not notes. It is you, on a call, opening a conversation with a real person, qualifying it, presenting real options, and closing without pushing. You start at the Clinic and you become a Closer, which is the rung where you can open and close a real conversation and get paid to. The Clinic is one sitting. The Course is self-paced. The Cohort is a live room where you practice on live reps until it is yours.
Where this sits
The Gutsy ladder goes Scout, Setter, Closer, Investor, Leader. Scouts find. Setters open. Closers close. Investors run their own deals. Leaders own the whole thing. Gutsy Closer is the rung where the money conversation becomes a skill you own instead of a thing you dread.

On the record
My first deal closed in early 2011. Eighteen hundred dollars to catch up the back payments, six hundred and fifty a month after that. I still work deals myself, which is the only reason I am allowed to teach you how. Everything I show you, I did first, and I am still doing.
Individual results vary. Nothing here promises you a deal, a dollar, or a result. Any figures describe my own past deals, not a projection for yours.
What you get at each step
The reasons you are already listing
"I am not a salesperson." Neither was I. I could not talk at my own dinner table. This is technique, and technique transfers. Talent never does.
"I do not have anything to sell yet." Good. Learn the conversation before you need it, so the first real one is not also your first ever.
"I have paid for trainings before and nothing happened." Then start with the Clinic for and judge it by whether your next call goes better. If it does not, you are out , not a paycheck.
"I do not have time for a cohort." Then do not join one yet. The Clinic and the Course wait for you. The Cohort is there when you are.
What this is not
The Cohort and the leadership tracks above it cost extra and are not required. Everything I just priced stands on its own. You can learn the whole Gutsy call at the Clinic and the Course without ever applying to the Cohort. Gutsy Closer teaches you to close a conversation. It does not do real estate deals, it does not promise you income, and it is not a license. You do your deals through your own business.
The path, three prices, no surprises
One sitting. This is the yes that costs almost nothing.
The whole call, self-paced. Buy it when the Clinic proves itself.
By application. Live reps until it is yours. Payment plan where offered; apply first, we talk, then you decide.
Sit in your first live meeting before you commit for good. If it is not for you, you get your money back.
(Small print, cohort: the refund window runs until 24 hours after the first session held that you were eligible to attend, with a minimum of days; if a session is postponed, the window extends to 24 hours after the first one actually held.)
I am the guy who could not say one sentence at his own table. Six months after I learned the technique, I gave my first talk. The nervous feeling still shows up every time. I just call it excited now, and I go anyway. If you will pick up the phone, I will teach you the rest.
